Is your block situated on title land? Title land requires special consideration and lodgement of the plans to the land titles office to be approved by your local council. If you are unsure if your land is title land the Gem team can help you navigate this.

If you are completing a strata plan you may be required to lodge a plan of redefinition and connection before your strata can be registered. 

 Primary application plans will be prepared when changing System title land to Torrens title. In order to complete a strata subdivision on title torrens land a plan must be lodged to convert to land from title land to torrens title. These plans can be as simple as a duplex or dual occupancy or more complex such as three or four subdivisions or a greenfield development.
