Residential Set-Out
A set out survey is used to determine and set out exactly where a structure will be located within the title boundaries of your land.
A set out survey is often required to be done prior to any form of construction work. When undertaking a set out survey the Gem team transfers the proposed construction design onto the land itself, this allows the builders and contractor to follow the design during the construction process.
During the process of creating the set out survey the Gem team establishes the location of key points and uses markers to guide the builders and contractors to ensure the building is constructed to plan.
A set out survey can be used for the constructions of homes, extensions, sheds and even up to large office buildings and high rise buildings.
In the case of large developments and high rise buildings the builders may require multiple set out surveys for each milestone of the construction. For example you may have an earthworks survey, plumbing and sewage survey, car park survey and the actual building survey.
Why are Set out surveys important?
A set out survey allows for the building and construction of the project to be done within the lag boundaries of the land, this is a very important factor in ensuring there are no boundary disputes in the future. Boundary disputes can be incredibly costly and often end up being resolved in court.
They also help to guide the building and construction team and give them a plan to follow with the markers physically laid out.
When do you need a set out survey?
It is recommended that you get a set out survey when you are building any type of structure on your land from a small extension to a large high rise building.
