What is a Subdivision?

A subdivision is the process where an allotment of land is divided into new individual pockets of land. These pockets can be individual titles that can be used for units, apartments, shops or commercial buildings.

Can my property be Subdivided?

There are rules that surround what can and cant be subdivided individually to each region and their local planning scheme.

What is the process of a subdivision?

The first step is to understand the requirements of your subdivision and what you would like to achieve.

Once this is clear you will be required to apply for a planning permit, provide the supporting information and pay the associated fees.
The local planning department will undertake an analysis of your site and its accompanying properties, they will take into account the location, streetscape and the impact your subdivision will have on your neighbours.

The plans for subdivision as provided by Gem surveying will detail to show the individual lot layouts and overall dimensions as well as any landmarks that need to be plotted. Once your permit has been awarded the council will generally put some conditions around the permit which must be adhered to before the plan for subdivision can be approved.

At this point the Gem team will revisit your property to complete a comprehensive survey which will outline the title locations, mark the boundaries of each lot and prepare all necessary documentation.

Once you have met all of the planning permit conditions a certificate of compliance will be issued. The certified Plan of Subdivision along with the Statement of Compliance and other supporting documents are then able to be registered by Land Victoria. New titles are then produced and you are on your way to a subdivided block.
