Here is everything you need to know about your townhouse subdivision:

What is a Subdivision?

Subdivision is the process of creating separate titles for land allotments, units, apartments, shops and commercial and industrial buildings to enable their separate sale.

Can my property be Subdivided?

If your property is of a particular size then it may be able to be subdivided.

Each subdivision must comply with the requirements of the local planning scheme. Gem surveyors are your local experts when it comes to planning schemes and the rules and regulations involved in your area, they will be able to assist you in assessing if your property is suitable for subdivision.

What is the process of subdivision?

Step 1: Meeting with your Gem surveyor and understand if you property is suitable for subdivision

Step 2: if your property is suitable it will require a planning permit and a plan of subdivision provided by a licensed surveyor such as Gem surveying.

Step 3: Lodge your planning application and pay the associated fees

Provide supporting information such as:

    * An analysis of the site and adjoining properties.

    * An assessment of the subdivisions impact on the neighbourhood.

    * A Plan of Subdivision showing the lot layout and dimensions.

    * Other information needed to assess the application.

Step 4: If your property satisfies the planning requirements of your local area then a sub divisional permit is awarded. These permits are usually issues with conditions which must be met prior to the plan for subdivision being approved.

Step 5: once your sub divisional permit has been issued the Gem team will prepare the plan of subdivision for the council to approve for certification. During this time the Gem team will also complete a comprehensive land survey to outline the title location, marked boundaries of all lots and necessary supporting documentation.

Step 6: Once the conditions of the sub divisional permit have been satisfied the council will provide consent to the subdivision. At this time the certified plan of subdivision, statement of compliance and supporting documentation will be registered to Land Victoria and the new titles will be processed for each new land allotment.
